This checklist outlines the essential waste management requirements for Short-Term Rental (STR) properties in the Town of Breckenridge. Review each section to ensure your property meets all compliance standards.
Contract with a Licensed Hauler
You must use a Town-licensed solid waste hauler for all trash and recycling services.
Haulers must provide:
Recycling service included with trash collection.
Volume-based pricing based on container size and pickup frequency.
At least three container sizes to choose from (small, medium, large).
Containers clearly labeled for trash and recycling.
Compliant Containers and Enclosures
Use wildlife-resistant containers where required (available through your hauler).
Provide clearly labeled recycling containers.
Store all containers in a maintained, screened enclosure.
Check with your HOA or property manager to confirm whether your property has access to a shared enclosure for trash and recycling.
Proper Waste Separation
Keep recyclables (paper, cardboard, plastic bottles/tubs/jugs, aluminum/tin cans, and glass bottles and jars) separate from trash.
Prevent contamination of recycling—no plastic bags, food waste, or non-recyclable items. When in doubt, throw it out.

Adequate Service Levels
Schedule collection frequently enough to prevent overflow. Overflow may lead to required container upsizing or penalties.
Choose container sizes that meet your property’s needs year-round, including peak rental seasons.
